Empowering Regions: Xanadu Appoints 3 New CEOs

Sharad Harave, Rachit Bansal, and Santosh Kumar will head MMR, Pune, and Bengaluru markets respectively

FY 23-24 is set to be a record year for Xanadu Realty, with the first half of this fiscal all set to close at a revenue of over Rs 2,000 crore.


For the next three years, India's largest real accelerator plans to double the business each year, and "this can only be achieved if it becomes the will of a collective might and mindset," said Vikas Chaturvedi, CEO, Xanadu Realty. To achieve this ambitious growth, the brand recently announced the appointment of three new Regional CEOs - Sharad Harave, Regional CEO (MMR), Rachit Bansal, Regional CEO (Pune), and Santosh Kumar, Regional CEO (Bengaluru) - to define the profit and loss ownership as well as empower the regional structures.


Sharad Harave, Regional CEO (MMR): Since the inception of Xanadu, Sharad has played key roles initially as brand manager, then leadership roles for last 5 years first as Head of M&SS, and in his latest assignment as Head of Marketing. He has been at the forefront of successfully solving complex issues and delivering tremendous value to the clients. His leadership will guide the Mumbai Metropolitan Region (MMR) towards its most ambitious goal of becoming atleast a Rs 5,000-crore market by end of next year.

Rachit Bansal, Regional CEO (Pune): Rachit has been responsible for some of the biggest launches done by Xanadu like Maximum City, Ramrajya, and the first launch of The House of Abhinandan Lodha - Codename Bliss. He has also launched Xanadu in Pune and in just two years, the region has already started contributing 30 per cent of overall business. Pune has been the fastest growing SBU for the brand last year. As Pune continues to thrive, this new role will empower him to foster greater growth and become a Rs 5,000-crore market in the next two years.


Santosh Kumar, Regional CEO (Bengaluru): Under Santosh’s stewardship, Bengaluru region has established stability and consistency. His immense real estate experience allows him to take on challenges head-first and solve problems. The addition of new clients is promising to make Bengaluru an actively growing market, with the region becoming a Rs 2,500-crore market in the next two years.


The change is set to strengthen Xanadu's core belief that business is at the sites and the regions which should also reflect and resonate in the brand's operational structures and leadership.
